# V16 — kitchen island oven and separate fridge / freezer

## Context — Rendering replacement, 2026-10-04

The gallery contains 34 new renders from the current IFC model and site recipe.
Every previous illustration, reference image and prompt is removed.
The [view schedule](visualizations/v16/README.md) records each angle, its review checks and its viewing cuts.
The [render review](visualizations/v16/REVIEW.md) records corrections and remaining design limits.
Use `house/build.py --gallery-only` after camera or renderer changes with unchanged model inputs.
Older rendering descriptions below record history and do not describe the current gallery.

## Context — Larger courtyard pellet smoker, 2026-10-03

**Require at least 36 inches of usable main cooking width inside the pellet smoker.**
Exclude the hopper and housing from this minimum. Combined rack area does not establish the required width.
No appliance is selected. A built-in model with an integrated hopper is acceptable.

Reserve **54 × 30 inches overall** for planning: a 42-inch chamber housing and a separate twelve-inch east hopper.
The chamber allowance includes six inches for its two sides. The depicted hopper arrangement remains provisional.
Confirm the selected appliance's actual cooking width, installation opening, heat clearances, lid travel, pellet loading and service access.
The six-inch rear strip is a planning allowance, not a verified heat clearance.

Extend the north counter by two inches, to **seventeen feet**.
Move the 24-inch refrigerator below the south half of the west return, facing east.
Keep the full **four-foot west preparation surface**, the **three-foot north preparation counter** and the eighteen-inch landing between cookers.
The open refrigerator door occupies the west work aisle. It leaves the separate four-foot through route clear.
Keep the dining booth, lawn, piers, doors and windows in place.

Enlarge the unresolved hood study area to **126 × 48 inches**.
Final appliance selection and exhaust design must establish the required clearances and capture area.
The earlier south aerial and its measured references show the smaller smoker; their review captions identify that difference.
Use the rebuilt floor plan and current 3D model for the revised layout. Continue in v16.

### Pellet-smoker size reference

The [Memphis Elite Built-In ITC3 manual](https://memphisgrills.com/content/uploads/2022/09/VG0893_C2.pdf) lists a **37.1 × 17.4-inch main grate**.
It specifies a **42⅝-inch installation opening** and permits reversing the rear hopper lid for loading from the front.
This supports a built-in option above the required cooking width. It does not select that appliance or approve this courtyard installation.
The model's 54-inch allowance provides layout space for the smoker and hopper. It is not a final cabinet opening.
Confirm the current installation instructions and covered-use requirements before selecting the appliance or fixing the cabinetry.

### Validation

The rebuilt model passes 487 checks. The review passes 492 browser checks, including the smoker dimensions and relocated refrigerator.
Four existing model tests pass. The [preservation report](output/v16/pellet-smoker-preservation.json) confirms that 1,216 existing elements remain unchanged.
Changes stay within the outdoor kitchen, its labels and operating allowances. The dining furniture and the owner's root PDF remain unchanged.

## Context — Courtyard counter return, corner booth and exhaust, 2026-10-03

The outdoor kitchen occupies the northwest corner, toward the garage.
The northeast dining booth keeps guests on the public side, toward the indoor kitchen.
The north covered walk remains thirteen feet deep. The other walks remain nine feet deep.
The lawn remains **30 × 32 feet**, with **960 square feet**. Continue in v16.
Retain all existing doors and windows. The service door remains deferred.

**Add four feet of clear preparation counter along the west wall**, beyond the shared north corner.
This return is **24 inches deep and 36 inches high**, with a refrigerator and closed storage below.
Its total wall length is seven feet, including the three-foot shared corner.
It stops **45 inches before the West Hall window**.

The north run is **seventeen feet long**, 36 inches deep and 36 inches high.
From west to east, it contains these planning widths:

- 24-inch shared corner and 12-inch accessible landing.
- 36-inch charcoal grill, eighteen-inch landing and 54-inch pellet-smoker allowance.
- 36-inch preparation counter and 24-inch sink base.

The 24-inch refrigerator occupies the south half of the west return, below its continuous preparation surface.

The charcoal grill retains nine inches behind its body; the larger pellet smoker leaves six inches.
These are planning spaces, subject to the selected appliances' installation requirements.
The west return provides the longest clear preparation surface.
Each work aisle is **42 inches wide**. The aisles share the inside corner.
They leave the separate **four-foot covered loop** clear.
Final equipment, cabinet access, lid travel and appliance ventilation remain to be designed.

**The L-shaped dining booth seats four**, with three north places and one east place.
Its north leg is **ten feet long**. Its east leg is **five feet six inches long**, including the corner.
Both legs are 24 inches deep, with an eighteen-inch seat height and clear seat depth.
The shared corner is not an extra seat.
Use a plaster or tile base, removable outdoor cushions and supportive dining backrests.

The **eight-foot × 42-inch table** moves **three feet nine inches east**.
It has rounded corners, two central supports and six-inch overlaps above both bench fronts.
Three south chairs and one west chair complete **eight places**.
Keep both bench ends open. Users enter from these ends and slide along the seat.
Reserve thirty inches south of the table and 36 inches at its west end for chair movement.
The four-foot walking route remains outside these areas.
Final cushions, backrest slope, support feet and seating comfort need detailed design.

**Provide a dedicated exhaust system suitable for charcoal and pellet cooking beneath this covered courtyard.**
Capture smoke near both appliances, including smoke released when their lids open.
Study a vertical duct beside the north wall, through the canopy, discharging above the main roof and parapet.
Coordinate the outlet with windows, HVAC intakes, wind and roof gatherings.
The canopy underside above the cooking run is about 15½–16½ feet high.
A fan at that height alone does not establish smoke capture.

The dashed **126 × 48-inch hood area** and seven-foot elevation are study allowances.
Fan capacity, duct size, hood dimensions, mounting height and termination remain **unresolved**.
Size the complete system for the selected appliances, simultaneous cooking, fire size, crosswinds and duct resistance.
Coordinate grease and ember control, cleaning access, fire protection, noncombustible construction, replacement air, support and roof flashing.
Consider a remote variable-speed fan to limit noise at the dining area.
Confirm that each appliance permits this covered courtyard installation.

Provide sink water, drainage, freeze protection and electrical supply for the smoker and refrigerator.
The outdoor sink has no assigned hot-water zone yet.
Detail gutters, surface drainage and weather-resistant storage.

Edit `house/courtyard-v16.json` for this layout and its exhaust requirements.
Review **Courtyard · cooking and dining** or **Courtyard · north cooking and dining detail**.
Existing courtyard and property illustrations show the earlier layout; their captions identify this difference.

### Exhaust references and limits

[Sunterra's installation guidance](https://sunterraoutdoor.com/pages/faq) recommends a Type I solid-fuel hood for covered wood or charcoal cooking.
It calls for a ventilation engineer to size the system for fuel and fire size.
This is a design reference, not a selected product or a determination of residential code requirements.

The [Coyote C1HOOD manual](https://coyoteoutdoor.cdn.prismic.io/coyoteoutdoor/aIuHG6Tt2nPbZnOT_CoyoteC1HOODserieschimneyhood.pdf) excludes charcoal grills.
Do not select that hood for this layout based only on its airflow rating.
The final appliances and exhaust system must permit the proposed installation together.
Geometry checks establish space and clearances. They do not establish smoke capture or exhaust performance.

## Context — Suite beds and televisions moved south, 2026-10-02

Move the king bed and both bedside cabinets **14.4 inches south** in Master
and Guest. The south cabinet now meets the inside south wall face. Both
cabinets retain their sizes and remain directly beside the bed.

Move the peninsula TV and its recess south by the same amount. Their
centerline stays aligned with the bed, now 4 ft 9.6 in from the inside
south wall. Their sizes and heights remain. The divider and full-length
headboard stay in place. The bed retains three feet of space at its foot.
The north cabinet now leaves 32.4 inches to the bathroom partition.

Both suites remain mirrors in `suite-v16.json`. Update measured plans,
divider elevations and 3D views. Earlier finish illustrations show the previous
bed position and are labeled accordingly in the review. Continue in v16.

The model passes 452 checks. The immediate comparison preserves 1,178 other
elements. Changes affect ten furniture elements and the two KING labels.
The [comparison record](output/v16/suite-bed-shift-preservation.json) confirms exact
translations of the beds, cabinets and screens, with both divider footprints fixed.

## Office visualizations replaced — owner request, 2026-09-29

Both office illustrations now reflect the reduced storage, open northeast wall,
eastward lounge shift and shortened ladder guide. The remaining south cabinets
and southeast bookcase stay twelve feet high; the ladder parks at the west end
of the south run. The original viewpoints and warm oak/cream finishes remain.

The owner explicitly requested **replacement in place** of
`office-north-01.png` and `office-south-01.png`. This supersedes the earlier
instruction to retain the outdated office illustrations in the review. Their
original files remain in Git history. Current images, measured references and
exact built-in imagegen prompts are documented in
[the visualization notes](visualizations/v16/README.md).
This is a presentation update within v16; the measured design is unchanged.

Validation: **389 model checks and 306 browser checks pass**. Both replacement
PNGs, captions, content hashes and source snapshots were verified. The
preservation audit (retired rendering record) confirms
all **1,164 IFC elements** retain their geometry and metadata; the office recipe
and all 24 other pre-existing illustration/reference PNGs are byte-identical.

## Outside-gate parking — owner direction, 2026-09-29

**Delivery vehicles, work trucks and other service vehicles are not permitted
through the property gate.** Provide **two parking spaces outside the gate,
one on each side of the entrance**. Residents and admitted visitors retain
the existing interior drive and covered arrival.

The updated v16 site concept uses **two 12 × 24 ft planning bays**, oriented
east–west and opening onto a **24 ft central entrance aisle**. Recess the fence
around both bays so they remain outside the secured area but inside the assumed
parcel. Retain the 22 ft gate and its current position, 32 ft from the assumed
road edge. A shared forecourt connects both spaces to the existing road entrance;
parked vehicles must leave the approach clear. Minivan approach envelopes fit
with the gate closed; actual work-vehicle sizes and reversing remain to be
checked. The parcel, road and civil layout remain provisional.

Review **Site · whole property** and the new **Site · entrance and outside
parking** detail. The site PDF now has three sheets, including the retained
garage/covered-arrival detail. Source: `house/site-v16.json`; design notes:
[SITE.md](SITE.md). Earlier perspective illustrations predate these
parking bays and are preserved.

## Office ladder rail ends flush — owner direction, 2026-09-29

Choose the owner's approved **flush-ending option**: the east guide's rounded
end stops at the north edge of the replacement east bookshelves. Remove the
nine-inch centerline parking extension. No additional hard right-angle stowage
turn is selected; that alternative would need a compatible carriage mechanism.

Park the existing upright ladder at the **west end of the south cabinet guide**,
immediately east of the central entrance route and west of the workbench aisle.
It clears both entrance swings and the workbench approaches; slide it aside to
open the cabinet behind it. Retain the existing southeast curve, guide height,
ladder dimensions, all storage and the revised lounge positions. This supersedes
the short north parking extension described in the preceding office revision.

Validation for the outside-parking and flush-rail revisions: **389 model/site
checks and 306 browser checks pass**, plus seven site parameter-edit/failure
scenarios. The three-sheet site PDF, current source snapshots and output hashes
were verified. Site/entrance and office drawings were visually reviewed. The
[preservation audit](output/v16/site-parking-office-rail-preservation.json) confirms
that only the office guide, supports and parked ladder changed in the IFC;
1,161 other elements and all 26 existing illustration PNGs are preserved.

## Office storage reduction and eastward lounge shift — 2026-09-29

Security wiring is also recorded permanently in DETAILS.md: wire every door
for an open/closed security contact, with the hub in the office. Window operability
is undecided; wired glass-break sensors in each room with windows are being
considered. No device locations or wiring routes are modeled.

Continue in **v16**. Keep the **south project cabinets twelve feet high and
24 inches deep**, with their existing **six 25-inch nominal door bays** and
three door tiers. The last bay now extends **two feet sideways into the southeast
corner**, accessible through its normal-sized north-facing doors. Do not add a
divider at the former case end or a separate corner door. The overall south case
is now **14 ft 6 in long**, including this blind extension. Corner reach and
hardware remain to be detailed; the open internal connection is modeled.

**Replace the east project cabinets with bookshelves**, beginning north of that
corner. The new run is **ten feet long, five bays, twelve feet high**, with
**24-inch overall depth, sixteen-inch usable upper shelf depth**, physical false
backs and thirty-inch-high full-depth closed bases. Keep the recorded opportunity
for useful hidden compartments in the rear void; access and purpose are undecided.
**Remove the former 11 ft 3 in northeast bookcase run entirely.** This reduces
storage length while retaining the remaining tall storage's twelve-foot height.

Shift the **nine-foot × 42-inch sofa, coffee table, TV, console and both low north
bookcases eighteen inches east together**, preserving their sizes and north–south
positions. Sofa and TV now center beneath the north library clerestory. The sofa
has a **39-inch aisle to the bare east wall** and moves away from the six-foot
central entrance route. Keep the workbenches, desk, rack, kitchenette, bath,
windows and doors in place.

Shorten the existing south/east ceiling guide, leaving a **nine-inch centerline
parking extension** beyond the new bookcases. The parked upright ladder begins
one inch north of the workbench and ends eighteen inches south of the sofa,
keeping both static aisles clear. Its entire travel stays south of the lounge;
**no rail, ladder or tall bookcase remains beside the northeast seating area**. Keep the existing southeast guide curve,
ceiling height and ladder dimensions. Custom access hardware remains schematic.

Sources: `house/office-v16.json`, `house/element-notes-v16.json`; the connected
blind cabinet uses `blind_end_extension` in `house/cabinetry.py`. All plans, IFC,
hover details and measured 3D views rebuild together. Preserve earlier office
illustrations with captions identifying their older layout. This supersedes the
full east-wall storage and unchanged-sofa arrangement recorded below.

Validation: **385 model/IFC/archive checks and 292 browser checks pass**. Exported
geometry confirms sixteen-inch usable shelves in all five east bays and six
unchanged door widths at each south cabinet tier, with an open connection into
the blind corner. Both render-surface audits pass with zero overlapping pairs.
The [preservation audit](output/v16/office-storage-reduction-preservation.json)
confirms 1,149 elements unchanged, including all geometry outside the office.
The six lounge/media pieces preserve their exact shapes and dimensions while
moving eighteen inches east. The office plan and north elevation were visually
reviewed; full-resolution PNG, IFC and interactive 3D are regenerated.

## Office aligned east storage — 2026-09-29

Continue in **v16**. The owner approved removing the tapered bookshelf bay and
aligning the entire east bookcase front with the **24-inch-deep project cabinets**.
The east library is now one straight **11 ft 3 in run with six rectangular bays**,
from the existing project cabinets to the north wall, still twelve feet high.
Open shelves provide **sixteen inches of usable depth**, measured from the front
to the finished face of physical false backs. Closed thirty-inch-high lower
cabinets and the top cap retain the full overall depth.

The **eight-inch gross zone behind the shelves** leaves approximately **6½ inches
clear** between provisional ¾-inch false and outer backs. Record this as an
**opportunity for useful hidden compartments**; purpose, access panels and hardware
are undecided. The cavity is real geometry, not approved compartment fittings.

Keep the **nine-foot × 42-inch couch in its exact existing position**, with no
shrinking or westward movement toward the north entrance. Coffee table, TV and
media console also stay centered and unchanged. Shorten only the east end of the
low north bookcase by **eight inches**, to **forty inches wide**, for ladder travel;
its height and sixteen-inch overall depth remain. Both high windows stay unchanged.

The south/east ceiling guide retains its southeast corner turn, then runs
**straight north**, three inches off the common east storage front, with no taper
or dogleg and no north-wall return. Park the upright ladder at the **southernmost
east bookcase bay, just south of the couch**, keeping it away from the north high
window. The rail still reaches the north wall to serve the final shelf bays.
The ordinary sofa aisle is **33 inches**; a ladder alongside leaves **24¾ inches**.
That is a shared access pinch point, not a simultaneous three-foot bypass. The
six-foot central entrance route remains. Custom ladder hardware remains schematic.

Sources: `house/office-v16.json` and `house/element-notes-v16.json`; physical backs
and shelf boards use `usable_shelf_depth` in `house/cabinetry.py`. Regenerate the
plan, room sheets, north elevation, IFC, tooltips and all measured 3D views together.
Preserve both September 28 office finish illustrations; their review captions now
identify the earlier layout. This supersedes the older taper, sixteen-inch overall
east depth and north-end ladder parking notes below.

Validation: **384 model/IFC/archive checks and 286 browser checks pass**. Actual
IFC slices confirm sixteen-inch usable shelves in all six bays, open rear
cavities and full-depth lower storage. Both render-surface audits pass with
zero overlapping pairs. The [immediate preservation audit](output/v16/office-east-storage-preservation.json)
records seven changed office elements and the removed taper, preserving 1,158
elements including all geometry outside the office, the full-size sofa, TV,
coffee table, console, windows and central entrance route.

## Northwest site illustration — 2026-09-29

The owner liked the site plan and requested a perspective **from the northwest
looking southeast**, showing the approaching driveway and the meadow in front.
The review now offers **Property · northwest arrival and meadow**. It uses
the current IFC and site recipe as its camera/layout reference, with the
existing warm stucco and terracotta illustration style. Preserve the west
garage approach, west-to-east covered arrival, open front meadow, perimeter
drive and privacy woodland. No vehicles are shown.

The new image is `house/visualizations/v16/property-northwest-01.png`.
Exact prompts, the measured reference and provenance are saved alongside it.
This is an illustrative companion to the measured site plan; the provisional
parcel and civil assumptions remain. Previous northeast illustrations and all
house/site geometry are preserved. Continue in **v16**.

## First site plan — 2026-09-29

Continue in **v16**. The owner requested a straight-down site plan for a
**two-to-three-acre wooded lot**, with perimeter trees/fence and easy turns
into the west garage and west-to-east through the covered front arrival.
The first concept assumes a **330 × 330 ft / 2.50-acre parcel and a north road**,
with the house centered east–west and toward the rear. These are reviewable
assumptions, not surveyed or approved site conditions.

The shared **20 ft west approach** serves a broad garage apron and a visitor
loop through the **18 ft north canopy**, then out east and back to the gate.
Allow **10 ft for covered travel and 5 ft for entrance/loading** beside it.
A **16 ft side/rear drive** completes the perimeter connection. Show deciduous
tree belts and wildflowers, a solid privacy fence and recessed 22 ft gate.
Reference paths use minivan body/mirror envelopes; site grading, real vehicle
maneuvers, road access, utilities and civil requirements remain to be designed.

Review entries: **Site · whole property** and **Site · garage and covered
arrival**, with hover details and a two-sheet PDF. Author in
`house/site-v16.json`; see [the site notes](SITE.md). Normal builds
regenerate these measured overlays. Existing house geometry, structural views
and perspective illustrations remain. No new plan version was created.

## Steel framing and occupied-roof planning — 2026-09-28

Continue in **v16**. The owner selected steel joists/beams and requested
**rooftop gatherings or a terrace**, as well as equipment access. The review
adds **Structure · attic floor** and **Structure · roof and covered walks**,
with hover details and a [two-sheet PDF](output/v16/structure-v16.pdf).
The source recipe is `house/structure-v16.json`; see
[the structural brief](STRUCTURE.md) for layout and research.

Use repeated short spans on existing concrete wall lines, opening frames at
the garage stair/lift, and attic-only roof posts aligned over concrete below.
Keep rooms, open hall connections and the removed garage canopy pier unchanged.
**40 psf attic / 100 psf main-roof live-load targets** are preliminary design
briefs, plus actual dead/concentrated/environmental loads, not rated capacities.
Tile canopies remain nonoccupied. Terrace extent, access/guards, steel sizes,
slab thickness and engineering remain open. Existing 12-inch assembly allowances
are unverified; preserve 12-foot rooms and seven-foot-clear attic as depths are
resolved. These are editable 2D framing overlays, not sized steel in the IFC.

## Property setting and circulation — 2026-09-28

Owner direction: a spacious lot, mostly deciduous trees and wildflowers, with
an enclosing prominent privacy fence. A wide driveway leads through a front
gate and wraps around all four sides of the house. Preserve the north covered
area's vehicle function: the eighteen-foot-deep porte-cochere admits cars at
its open west/east ends for loading and unloading. Do not treat it only as a
pedestrian porch or block its through-route with landscaping.

The current **Property · covered perimeter walks** illustration emphasizes
open paved galleries under the tile roofs: **ten feet deep on east, west and
south**, and an **eighteen-foot-deep north drive-through canopy**. Show the
house walls behind separate outer piers, with continuous usable sheltered
floor space and open corner connections. Do not depict these as shallow
roof overhangs or fill the walkway with landscaping.

The camera remains **northeast**. The west gallery and garage doors are mostly
hidden; keep the west paved vehicle approach clear. No vehicles are shown.
`property-02.png` is current; the previous `property-01.png` is retained in
the review for comparison. These images interpret the measured model; the
parcel, planting, fence and drive layout remain illustrative. Image references
and exact built-in imagegen prompts are saved in
[the visualization notes](visualizations/v16/README.md).
Continue in v16; no house geometry changed.

## Office materials illustrations — 2026-09-28

Two complementary office views are available in the v16 review: **Office ·
desk and library** looks north toward the courtyard; **Office · kitchenette
and projects** looks south toward the guest entrance and work area. They use
the current IFC as camera/layout reference and match the kitchen illustration's
warm oak, cream plaster and softly painterly finish. No model geometry changed.
Saved images, references and exact built-in imagegen prompts are documented in
[the visualization notes](visualizations/v16/README.md). Preserve all
previous illustrations. Continue in v16.

## Bedroom shelf heights and straight ladders; office kitchenette — 2026-09-28

Continue in **v16**. Bedrooms 2, 3 and 4 remain identical. Their bathroom-side
bookcases retain the **45.6-inch length and twelve-inch depth**, now **six feet
high**, explicitly selected by the owner. The corner wardrobes, south dresser
and toy storage, entry cabinet and bathroom linen cabinet remain **twelve feet
high**. Loft desks and their integrated under-bed storage retain their existing
heights; they are not part of this ceiling-height storage change.

The owner explicitly chose to **keep both L-shaped wardrobe returns**. Add
**one straight east–west ceiling guide and one upright ladder per bedroom**,
serving **only the central south dresser/toy cabinets**. Do not straighten the
wardrobes or add returns to the rail. It does not serve the separate entry
cabinet, wardrobe returns or bathroom linen cabinet. The guide is about
**6 ft 4 in long**, centered **11 ft 10½ in above the floor**, three inches in
front of the center cabinet faces. The ladder matches the office concept:
**20 inches wide × 6 inches deep**, vertical on floor wheels. It parks near
the center, clear of both side-facing wardrobe approaches; move it aside to
access the cabinet behind it. Preserve a **three-foot aisle beyond its full
travel footprint**. Window access, open play, beds, bunk steps and bathroom
geometry stay in place. Custom hardware, brakes, end stops, secure stowage
and ceiling anchorage remain to be detailed; upper storage is occasional
adult access, not play equipment.

In the office, remove the **two-foot-wide, twelve-foot-tall kitchenette supply
cupboard** at the counter's east end. It housed no appliance or essential
equipment. Replace it with an extension of the existing counter and bases:
**14 ft total length, 25½-inch counter depth, 36-inch finished height**, with
24-inch-deep bases and the existing overhang. The new two-foot end is open
above. Sink, coffee station, dishwasher, fridge, existing kitchenette uppers,
low backing wall, **42-inch work aisle** and **six-foot central route** stay.
This supersedes the earlier kitchenette-pantry tower description; office
project cabinets, bathroom linen and library storage are unaffected.

Sources: `bedroom-v16.json`, `office-v16.json` and
`element-notes-v16.json`. Plans, tooltips, full-resolution PNG and all
3D views are rebuilt together. Preserve the existing courtyard, kitchen and
north illustrations; this request does not revise those finish studies.

## Ceiling-height closets, detailed cabinetry and courtyard illustration — 2026-09-28

Continue in **v16**. All Master and Guest walk-in closet built-ins, including
the peninsulas, now reach the **12-foot ceiling**. Their footprints and mirrored
arrangement stay unchanged; this supersedes the former eight-foot height.

The Living/library north bookcase and all office library cases now contain
actual shelf boards, backs and vertical dividers above **30-inch-high closed
lower cabinets**. The Living run and office east cases remain twelve feet
high; office north cases remain **four feet high** below the courtyard windows.
Retain the sixteen-inch depths, angled east transition and existing ladders.
Office south/east project cabinets, kitchenette pantry and bath linen cabinet
now show framed recessed doors, reveals and pulls in three tiers up to twelve
feet. Existing fronts and footprints bound every assembly, including pulls;
no furniture, openings or ladder lanes have been rearranged.

Room-local `storage_assembly` parameters in `office-v16.json` and
`living-v16.json` drive reusable physical IFC geometry in
`cabinetry.py`. Panels are provisionally ¾ inch, plinths four inches,
and tall bookcase shelf tiers roughly fourteen inches. Door subdivisions,
supports, hinges and loads remain cabinetry-design details. The dashed plan
style and original element identities are retained. Checks inspect actual
IFC shelf voids, lower fronts, heights and mirrored closet footprints.

The **30 × 36 ft open courtyard is green grass**. Courtyard illustration 01 (retired rendering record)
uses the owner's 13:05 screenshot angle and the kitchen illustration's warm,
softly painterly finishes. Far covered walks show their clay-tile roofs and
arches; near canopy roofs and the house attic/roof are cut away for visibility.
This cutaway is a presentation choice, not removed construction. The image,
reference and exact built-in imagegen prompt are saved and available through
the review's **Courtyard · grass and covered walks** entry. Materials, ornament
and pots are illustrative proposals; measured geometry stays authoritative.
Preserve all previous kitchen and north illustrations.

## Latest kitchen change — 2026-09-28

Validation: **318 model checks and 252 browser checks passed**. Both kitchen
illustrations and both north illustrations load with content-hash refresh URLs.
`output/v16/kitchen-north-ovens-preservation.json` records that geometry changes
are confined to the kitchen and the original kitchen PNG is unchanged.

Stay in v16. The easy-access dish/drinks counter is now dry: remove its sink
and faucet, retaining the rest of the station. Two 30-inch ovens face north
from the unchanged island, with six inches between them. Keep the prep sink;
restore south storage at 21¾-inch depth. The four-foot north aisle leaves
24 inches behind a 24-inch open oven door, shared with opposite counter use.
Final equipment must approve under-counter and paired installation; spacing is
product-specific. Remove the former family basin from DHW-07.
Kitchen illustration 02 is the current targeted edit; preserve 01, both prompts
and the screenshot. Both images are available in the review. See ../BRIEFING.md
for dimensions, source references and current limitations.


## Pantry floor-to-ceiling storage — 2026-09-28

Continue in **v16**. Replace the north and west pantry counters, including the
southwest return beside the freezer, with **24-inch-deep storage from floor to
the 12-foot ceiling**. Closed lower cabinets occupy the bottom three feet;
open shelves, backs and vertical dividers are actual 3D geometry above.
Shelf spacing and ¾-inch panels are schematic; final support, doors, corner
access and shelf loads remain for cabinetry design.

The **southeast L immediately left of the entrance, beside the fridge**, is the
pantry's **only countertop**: its existing 25½-inch top over 24-inch bases at
36-inch height stays exactly in place. **No upper cabinets or shelves above it.**
The fridge/freezer, entrance, both ladder guides and both parked ladders retain
their geometry. Removing the north/west countertop overhangs increases the
closed-appliance aisle to **51 inches** and the north ladder parking slot to
**12 inches**. Both ladder travel lanes and parked appliance-door swings remain
clear. Park the west ladder north before opening the freezer.

This supersedes earlier perimeter-counter descriptions and the 49½-inch aisle /
10½-inch slot measurements. Storage parameters live in the pantry layout in
`house/v16.json`; linked labels and ladder notes in `house/fitout-v16.json`.
Plans, hover dimensions and all 3D views derive from the same shelf assemblies.

Validation of the combined pantry/kitchen update: **313 model/IFC/archive
checks and 249 browser checks pass**, including tooltips, the full-resolution
PNG download and interactive 3D refresh. Both render-surface audits have zero
remaining coplanar overlap pairs above tolerance. Browser close-ups show the
actual pantry shelf boards and localized kitchen uppers. The
[preservation comparison](output/v16/kitchen-pantry-preservation.json) confirms
**1,135 existing elements are unchanged**; all existing kitchen furnishings,
all other rooms, pantry appliances/entrance/ladders and the southeast counter
retain their exact geometry. The only removed solids are the former northwest
pantry counter and base; the low kitchen divider is split for its local raised
backing. The first browser run missed an initial hover event; the diagnostic
rerun passed all 249 checks without a product-code change.

## Adult dish cupboards beside the kitchen freezer — 2026-09-28

Continue in **v16**. The owner approved this location instead of an east-wall
hutch. A **48-inch-wide, 24-inch-deep landing counter** fills the public-side
bay immediately south of the kitchen freezer and west of the easy-reach dish
drawers. Its top is **34 inches high**, level with the family counter, with
its front **six inches farther back**. The base is **22½ inches deep** below
the 1½-inch countertop overhang, with four nominal twelve-inch door leaves.

Two **24-inch-wide × 15-inch-deep × 36-inch-high upper cabinets** face south.
Their bottoms are **54 inches above the floor**, tops **90 inches**, aligned
with the freezer. Each has two short twelve-inch doors and adjustable shelves;
keep everyday adult glasses and dishes on the lowest shelves. Only their local
backing rises to 90 inches; the remaining family divider stays 42 inches high.
Use the established gray dashed cabinet/partition style and linked hover notes.

The original **four-foot guest route**, freezer opening and pantry/scullery door
swings stay clear of the new fixed geometry. Short cabinet-door allowances also
clear the route. The western part of the **three-foot standing area overlaps
the circulation bend while occupied**; this is shared floor space, not a claim
of a dedicated simultaneous bypass. Final hardware, anchorage and shelf loads
remain for cabinet detailing. All windows, appliances, existing family fittings,
breakfast/dining furniture and other rooms retain their positions.

This supersedes the blanket “no kitchen uppers” rule. Upper cabinets are limited
to this bay; the window counters, island and remaining family counter stay open
above. Source: `house/kitchen-v16.json`; descriptions: `house/element-notes-v16.json`.

## Whole-model flicker audit — 2026-09-28

All current 3D exports use a shared **non-overlapping render skin** generated
from the IFC by `render_surfaces.py`. The audit found coincident faces
in wall junctions/tops, countertops and flush fixtures, sofa/window/ladder
assemblies, and attic/roof junctions. It includes horizontal and sloped faces.
Each coincident patch is tessellated once with stable surface ownership;
wall faces take precedence over cabinet backs, and fixture inserts over their
host surfaces. The combined surface coverage is checked before/after cleanup.

The interactive viewer also uses **logarithmic depth precision** for thin,
separate surfaces at whole-house viewing distances. Static and interactive
views share the cleanup; do not replace it with coordinate nudges or arbitrary
material offsets. The IFC, measured plans, room arrangements and all Playroom
geometry stay unchanged. This resolves rendering conflicts; it is not a
construction clash/clearance certification. See `SURFACES.md` for details
and the generated `surface-audit-*.json` reports in `output/v16/`.

Verified: **304 model checks, 240 browser checks and five surface regression
tests pass**. Both scene audits and a separate audit of the actual viewer's
Float32 mesh report zero remaining coplanar overlap pairs above tolerance.
All **1,141 IFC elements** retain identical geometry and metadata; see
[preservation results](output/v16/surface-preservation.json).

## Suite bedside cabinetry wall fit — 2026-09-28

The master and guest headboards/nightstands previously started at the exterior
wall datum, putting six inches of their backs inside the shell and creating
coplanar exterior faces that flickered during 3D rotation. Trim these concealed
portions in the shared `suite-v16.json` source to the inside wall faces.
The headboard also stops at the south wall and bathroom partition: local
x = 0.5–1 ft, y = 0.5–12.85 ft. Nightstands retain their fronts at x = 2.2 ft,
with backs at x = 0.5 ft. Both suites remain exact mirrors.

This corrects the modeled solids, not the camera or materials. Keep the king
beds, visible cabinet fronts, windows and walls in place. Regenerate plans,
IFC, hover dimensions and both static/interactive 3D from the corrected source.
Continue in v16; archived versions remain unchanged.

Validation: **304 model/IFC/archive checks and 238 browser checks passed**.
Close-up exterior views of both suites were inspected. The
[preservation comparison](output/v16/suite-wall-fit-preservation.json) confirms
only these six cabinet solids changed; all **1,135 other elements** retain
identical geometry and metadata. Regression checks verify wall clearance,
mirroring and preservation of each cabinet's previously visible volume.

## Review cleanup and perspective 3D — 2026-09-28

The current v16 review removes the **Previous V15** button, **Inspect** picker
and adjacent help text, and **What was checked** disclosure/list plus its
explanatory paragraph. Hover and click/tap tooltips remain. Wipe comparison,
downloads and drawing selection remain available. Keep the simplified controls
on future rebuilds; the v16 template uses `inspector-v16.js`, while
`inspector.js` is frozen for archived reviews.

The interactive whole-house model and all three static 3D overviews now use
**perspective projection**: nearer objects appear larger and more distant
objects appear smaller. Earlier views used parallel projection. The interactive
camera keeps a 40-degree field across the shorter canvas axis and preserves
proportions when the window changes shape. Zoom moves the camera toward/away
from its target. Measured plans, sections and elevations keep their orthographic
projection. This changes presentation only; the house geometry is unchanged.

Validation: **297 model/IFC/archive checks and 237 browser checks passed**.
The browser checks cover the removed controls, retained tooltips/downloads,
perspective depth, desktop/mobile proportions, rotation, zoom and refresh.
All **1,141 model elements** have identical vertices and faces to the saved
model before this presentation update. The static and interactive 3D views
were visually reviewed.

## Bedroom side desks removed — 2026-09-28

Continue in **v16**, with identical changes to Bedrooms 2, 3 and 4 via
`bedroom-v16.json`. Remove the **west window desk and drawer pedestal**
and the **opposite bathroom-side desk and drawer pedestal**. The west window
now has a **three-foot-deep clear floor approach along its entire seven-foot
length**. No side desk, pedestal or upper shelving remains in that window zone.

Retain the bathroom-side bookshelves at **45.6 inches long × 12 inches deep**,
now extending **from the floor to the 12-foot ceiling**, with a three-foot clear
approach. Keep the corner wardrobes, south dresser/toy storage, entry cabinet,
full bathroom and twin loft assembly with its two integrated desks. The earlier
U of side desks is superseded. Plan labels, hover descriptions, IFC, static and
interactive 3D and the full-resolution PNG are rebuilt from this shared recipe.

## North visualization facade correction — 2026-09-28

The north kitchen, garage and central entrance walls share **one flat facade
plane**. The entrance has no additional recess. The projecting covered arcade
remains in front of the entire facade. The owner liked the first materials
rendering and requested only this correction.

Revision 02 (retired rendering record) edits the entry wall
into alignment while retaining the original composition and finishes. It is
**North elevation · aligned facade** in the review. The first illustration was removed during the October 4 cleanup.
The edit prompt (retired rendering record) is saved.
This uses built-in imagegen and changes only the illustration, not the v16 model.

## Interactive 3D, refresh and garage-pier removal — 2026-09-28

Continue in **v16**. **Explore 3D · rotate & zoom** in the review opens
[the interactive whole-house model](output/v16/model-explorer.html).
Drag to rotate, scroll/pinch to zoom, and right-drag or two-finger drag to pan.
Reset, top view and full-screen controls are available. The self-contained HTML
works locally without a server or internet connection. It uses the same IFC
geometry and roofless selection as the familiar static 3D rendering and is
regenerated with every normal house build. See [viewer workflow](viewer/README.md).

The regenerated static and interactive models contain **all four hall-to-courtyard
window sets**. Review drawing/model URLs now include hashes of their actual file
contents. **Refresh drawings** reloads the page and retains the selected view;
**Refresh model** reloads the interactive viewer. Reload any older open review
once to receive these controls.

**Remove only the exterior covered-walk pillar between the garage doors**, at
x = −8.75 ft, y = 87 ft (`pier.exterior.29`). The **two-foot concrete wall jamb
between the actual door openings remains**. All other ground-floor geometry is
retained. `piers.omit` in `v16.json` preserves the other pillar IDs.
The canopy now spans the retained piers at y = 72 and 108 ft: **36 ft on center,
34½ ft clear**. Its depicted lintel is provisional; design the long-span support
without silently putting the removed pillar back.

The review also includes **North elevation · materials visualization**: an
owner-requested imagegen illustration based on the measured elevation, with
cream stucco, terracotta barrel tiles, timber and bronze details. The first image was removed during cleanup. The prompt (retired rendering record) records its finish direction.
Finish details and planting are proposals; measured geometry stays authoritative.

## Vertical architecture and open East Hall — 2026-09-28

Validation: **297 model/IFC/archive checks, 237 browser checks and four
source-edit tests passed**. The full-resolution PNG remains 10,381 × 10,272
pixels; the architecture PDF contains eight vector sheets.

Continue in **v16**. The review now includes **two measured sections, all four
exterior elevations, roof plans with/without room outlines, and separate roofed
and cutaway 3D views**. The familiar roofless whole-model view remains available.
All views derive from the same exported IFC; edit the shared source parameters
rather than individual images. Download the eight-sheet vector drawing set at
`output/v16/architecture-v16.pdf`.

`house/architecture-v16.json` controls the vertical stack: **12 ft finished rooms,
12 inches total ceiling/attic-floor assembly, attic floor +13 ft, seven feet clear
to roof underside +20 ft, 12 inches provisional roof structure, and six inches
minimum roof insulation plus drainage taper**. The roof falls **¼ inch per foot**
toward the exterior perimeter; its structure/attic ceiling stays level. Parapets
reach **+24 ft**, with two-inch coping. Assembly dimensions are planning allowances,
not engineering specifications or approved material/thermal assemblies.

Clay-tile roofs at **4:12** cover the exterior and courtyard walks. Exterior
runs remain 10 ft west/east/south and 18 ft north, giving a higher north-wall
attachment. Tile eave tops are +12 ft 9 in, with a nine-inch assembly envelope.
The inner eave reaches the inside faces of the existing courtyard piers; ground
court remains **30 × 36 ft**, roof aperture **28½ × 34½ ft**. The remaining piers retain
their positions; the garage walkway pillar removal is recorded above. Walking bays have round arches; garage and wide north bays have
provisional flat lintels. Long spans, tile loads and all supporting structure
remain to be engineered. No HVAC wells, solar layout or attic-to-roof hatch has
been positioned; their recorded requirements remain in force. Drainage outlets,
overflows, closed leaders, courtyard valleys and waterproofing require design.

**Four hall window sets:** `house/hall-windows-v16.json` places matching
**10 ft wide × 8 ft tall** windows north and south of each existing courtyard
hall door pair, with **30-inch sills, 10½ ft heads and three-foot jamb gaps**.
Their placement is derived from the doors; these are real hosted IFC openings.
The covered walks shade them; final glazing and daylight performance remain open.

**East Hall is entirely open at its north end into kitchen/dining.** The full
six-foot wall at x=78–84, y=78 is removed, including both small jambs and the header;
there is no doorway, door, pillar or overhead wall there. The east boundary beside
dining (x=84, y=72–78) remains open. Existing walls farther south stay in place.
This supersedes the older 66-inch-wide, nine-foot-high passage description.
Furniture, appliances, all other room arrangements and Playroom geometry are unchanged.

Rebuild with `prototype/.venv/bin/python house/build.py`. Sources and rendering
workflow are documented in [ARCHITECTURE.md](ARCHITECTURE.md).


## Hot water — Plan A recorded, 2026-09-28

The owner selected **distributed electric tankless** as Plan A. The baseline is
eight local zones: each of Bedrooms 2–4 separately; Master; Guest plus the
Living/library half bath; Office; Kitchen/scullery; and Laundry/mudroom.
Suite kitchenettes, all relevant basins and hot-fed appliances are included in
the [permanent zone specification](../DETAILS.md#domestic-hot-water--plan-a-2026-09-28).
These DHW groupings do not alter the seven HVAC zones.

**Backup power:** retain service to **DHW-04 (Master suite), DHW-05 (Guest
suite plus Living/library half bath), and DHW-07 (Kitchen/scullery)**. The
remaining tankless heaters may stay off backup power. Carry these three zones
into backup-load planning; backup equipment capacity and controls remain open.

Favor short insulated hot-water branches and compact, accessible equipment;
evaluate additional point-of-use electric tankless only where sharing would
create excessive pipe volume or wait. Final heater count, models/kW, locations,
pipe routes and electrical service remain open. Likely provider Cobb EMC must
verify the site's service design and cost. No equipment or piping geometry,
room arrangement, review image or floor-plan version changes with this note.

## Half bath, cargo lift and Playroom flooring — 2026-09-28

Continue in **v16**.

**Living half bath:** replace the southwest wet bar, bar sink and drinks fridge
with a **7 ft 9 in × 4 ft 3 in clear** half bath. The toilet faces east from the
west wall toward a **36 × 18 inch vanity**, with **45 inches between fixture
fronts** and **25½ inches from the toilet centerline to either side wall**.
Both fixtures have three-foot standing zones. A **36-inch north pocket door**
slides west into a plumbing-free partition. Use a solid privacy leaf and detail
acoustic seals, wall insulation and outdoor exhaust coordinated with HVAC zone 6.
New partitions use the established gray dashed style. The sectional, coffee
table, north library/ladder, window and six-foot open hall entrance stay in place.

**Garage cargo lift:** show a **6 × 6 ft platform** centered at **x=27½, y=93 ft**,
aligned with the garage label's east–west position and the Walk room's north–south
center. Shown stowed, its underside forms part of the **12 ft garage ceiling**
and its top meets the provisional **+13 ft attic floor**. A real hosted attic
opening and local floor extension link it to the existing spiral arrival.
Controls are shown at both levels, with upper guarding, a west loading gate and
four feet of attic staging. The three minivans and stair retain their positions.
The platform clears the parked vehicle bodies by **6½ ft** and leaves **4½ ft**
between its east edge and the open Walk boundary. Garage labels shift south to
keep the lift legible. The lowered area must be empty during operation.

This is a **heavy-duty cargo-only concept**, with **no selected load rating or
product**. Size capacity around boxes and the largest future HVAC replacement,
including handling gear. The eight-foot-square overhead hardware allowance and
one-foot stowed cassette are provisional envelopes. Resolve drive/headroom within
the seven-foot attic, structure and dynamic loads, lower deck height or pit/ramp,
interlocked guarding at both levels, obstruction/overload protection, emergency
stopping and garage/attic fire and air separation with the supplier/design team.
Clearance from parked objects is not a validated operating exclusion zone.

**Roof access and equipment replacement:** the owner's intended main personnel
route to the roof is **via the attic**. Preserve the replacement sequence:
**garage → cargo lift → attic staging → roof → distributed HVAC wells behind
the parapet**. Roof-opening location and clear size, personnel access hardware,
and the second lifting mechanism are **undecided**. A custom equipment hatch
with engineered hoist/gantry is an option to evaluate, not a selected design.
Check the largest unit/crate, turning and staging space, rigging headroom within
the seven-foot attic, all structural point loads, hatch waterproofing and the
route across the roof. No roof hatch or second lift is drawn as approved geometry.

**Permanent Playroom flooring requirement:** provide a **padded, resilient,
slightly bouncy, gymnastics-like activity floor**. Children should want to run,
jump, roll, tumble and play here, with cushioning for everyday impacts. This
room is an explicit exception to the house's hard-floor finish direction;
a hard floor or thin decorative rug does not fulfill the intent. Product,
resilient underlay or sprung construction, thickness, durable/cleanable surface
and flush edge transitions remain to be selected. Coordinate built-ins and the
theater riser when the floor buildup is designed. **General activity flooring
does not replace the separately unresolved climbing-wall crash pads and clear
fall zone.** No Playroom furniture, opening or geometry was moved; ask the owner
before any such change.

Sources: `house/living-v16.json`, `house/attic-access-v16.json`,
`house/game-v16.json` and `house/element-notes-v16.json`. Rebuild all model,
plan, enlarged sheets, hover notes, 3D and full-resolution PNG with
`prototype/.venv/bin/python house/build.py`.

## Kitchen island oven and separate cold appliances — 2026-09-27

Continue in **v16**. A **30-inch single electric oven** now sits under the
**south face of the island, toward its east end**, in a 36-inch supporting
cabinet bay. The **12 × 4½ ft island**, prep sink and **nine feet of uninterrupted
worktop** remain. The north storage remains; the south storage becomes a
7 ft 9 in drawer run west of the oven and a 9-inch tray pull-out to its east.

The former oven tower is replaced by a **standalone all-freezer**; the kitchen
refrigerator becomes a matching **standalone all-refrigerator**. Each has a
**36 × 36 inch closed planning footprint and 90-inch height allowance**.
They face east on the interior screen, with the existing **36-inch landing
counter between them**. Outboard hinges face away from the landing. These are
independent appliances; the pantry's existing fridge/freezer pair is retained.

The island's **60-inch south approach** reserves **24 inches for the open oven
door plus 36 inches for loading**. The **48-inch north cooking aisle** and
**60-inch west aisle with cold-appliance doors closed** remain. A full-width
fridge door requires a three-foot swing allowance, leaving only **24 inches
locally between its open envelope and the island**. The former three-foot-open-
fridge-bypass claim is withdrawn. The freezer swing, oven loading and guest
through-route do not overlap. Final appliance handles, hinge angles, ventilation,
cabinet support and electrical service remain subject to selected equipment.

[Bosch's single-oven specification](https://media3.bosch-home.com/Documents/19654930_HBL8454UC%20Spec%20Sheet.pdf)
includes an under-counter installation, supporting the island arrangement as a
planning concept. No appliance model is selected. The old tower's optional
microwave/combi location is removed; its future separate location is undecided.
Sources are `house/kitchen-v16.json` and `house/element-notes-v16.json`; rebuild
with `prototype/.venv/bin/python house/build.py`. All other rooms, including the
Playroom, retain their geometry. Review, IFC, hover notes and full-resolution PNG
are regenerated together.

## Living library ladder and full-height Playroom climbing wall — 2026-09-26

Continue in **v16**. Living's **west-wall bookshelves are removed**. The north
bookshelf run remains **23 ft 3 in long, 16 in deep and 12 ft high**. One straight
ceiling guide runs along this wall, serving a **20 in wide × 6 in deep upright
ladder on floor wheels**, matching the office concept. Guide center is
**11 ft 10½ in** above the floor, three inches in front of the shelves. The ladder
parks at the **west end**. Its entire travel clears the retained sectional,
coffee table, hall route and east window; a three-foot aisle remains in front
of the moving ladder. Custom hardware and anchorage remain schematic.

The Playroom climbing surface covers the **entire clear north wall, 23 ft 3 in**,
and rises from the floor to the **12 ft ceiling**, with schematic climbing holds.
**Do not move or resize anything already in the Playroom to accommodate climbing
without first asking the owner.** The earlier unbuilt southward shifts are
withdrawn: TV, console, all six seats, riser, step, storage, couch and both
openings retain their original positions. The hall entrance remains y=49–55 ft.

Crash pads are shown as an **unresolved planning outline**, provisionally eight
feet deep; they are not installed solids or a validated landing zone. The
outline overlaps the north theater seats, console, platform/step, storage
peninsula and existing hall-to-patio route. No rearrangement has been made to
resolve those conflicts. About **213 sq ft** of connected floor exists before
pads, not simultaneous open play and climbing space. The existing 42-inch route
is not claimed to remain available with pads deployed or climbing underway.
Final pad footprint, thickness, edge treatment and climbing system remain open.

[Eldorado's bouldering flooring](https://www.eldowalls.com/types/flooring) uses
12-inch foam as its standard offering; that is a planning reference, not a
selected or approved protection system for this room. The **eight-foot depth
is a planning allowance, not a minimum prescribed by these references**.
[Metolius's home-wall guide](https://www.metoliusclimbing.com/pdf/How-to-Build-a-Home-Bouldering-Wall.pdf)
requires the fall zone to remain clear of objects. Resolve this design before
use; ask the owner before any furniture, platform, storage or doorway change.

Room sources are `house/living-v16.json` and `house/game-v16.json`. Model,
dashed plans, hover notes, review and full-resolution PNG are rebuilt together.
Office and pantry ladder systems and all other rooms retain their geometry.

Updated 2026-09-26. [Open the v16 review](review-v16.html), with a v15 comparison,
enlarged bedroom and mudroom drawings, updated hover descriptions and whole-house 3D.
The owner requested continuing these changes in **v16**, without a version increment.

## Two independent pantry ladders — 2026-09-26

Continue in **v16**. The curved guide is replaced by **two independent straight
ceiling tracks**, each with its own **20-inch-wide × 6-inch-deep vertical ladder**
on floor wheels. Both guides are centered **11 ft 10½ in above the floor**.

- **East–west:** follows the north cabinets and reaches the **east wall**, with
  a three-quarter-inch end allowance for the parked ladder. The short northeast
  cabinet/counter return is cut back flush with the north run, clearing travel
  all the way east. The west end stops clear of the other ladder lane.
- **North–south:** follows the west cabinets and parks at the **north wall** in
  a **10½-inch-wide slot** between the north and west counter runs. Its south
  track end remains at the appliance-front line. The north parking recess keeps
  this ladder clear of the freezer-door sweep. Park it north before opening
  the freezer.

The two full travel envelopes remain separate. With both ladders parked, the
**49½-inch appliance aisle** and three-foot entrance route are clear, as are both
ninety-degree appliance-door sweeps. Existing appliance positions and countertop
and base depths elsewhere remain. High storage above the north/west counters is
the access intent; upper fronts, guide hardware and anchorage remain to be detailed.

The systems are in `house/fitout-v16.json`; cabinet adjustments are in the pantry
layout of `house/v16.json`. The office system retains its existing geometry.
Dashed plan symbols, hover descriptions, IFC, 3D and the full-resolution PNG are
generated together. Earlier versions remain archived.


## Family, Playroom and Living layouts; wider garage opening — 2026-09-26

Continue in **v16**. The three eastern rooms retain their **24 × 16 ft** sizes
and concrete separating walls. **The owner explicitly chose open doorways**,
not closable doors, to East Hall: each is **6 ft wide × 9 ft high**, modeled as
a real hosted wall opening. Their positions serve the furniture and circulation:
Family y=58–64 ft, Playroom y=49–55 ft, Living y=29–35 ft, all at x=84 ft.

- **Family:** C6-size grand piano set **45 degrees in the northwest corner**,
  with its keyboard and duet bench facing southeast into the room and a
  three-foot playing allowance. The piano retains its **154 × 212 × 102 cm**
  envelope, approximately **5 ft 1 in wide × 7 ft long**. A **10½ ft long sofa
  run with an east return**, coffee table, north media console/TV and south music
  storage form the separate lounge. The sofa is **42 inches deep**. A clear route
  connects the hall entrance and lounge outside the rotated playing space.
- **Playroom:** a nominal **85-inch TV**, with a **75 × 43 inch screen envelope**,
  sits above a **7 ft × 18 inch low console**, centered on the solid west-wall
  section south of the retained hall entrance. Screen bottom is three feet
  above the floor. **Two rows of three child-sized 24 × 30 inch seats** face west,
  now **27 inches closer to the TV** with four feet between row centers. The
  front seats leave **31.2 inches to the screen face** and eighteen inches to
  the console, roughly halving the previous gap. Front cushions are six inches
  high; rear cushions are eighteen inches above the room floor on a **12-inch
  platform**, now **4 ft deep × 8¼ ft long**, ending at the seat backs.
  The **8¼ ft long × 18 inch deep × 12 ft high storage peninsula** moves
  **57 inches west overall**: thirty inches from removing the rear aisle and
  twenty-seven inches with the seating. Its **plain or decorative west back**
  meets the rear seats; **all shelves open east from the level playroom floor**.
  No rear approach or raised storage plinth remains. The **7 ft × 39 inch couch**
  is recentered to the east, with matching **31½-inch end gaps**; its west gap
  gives continuous access to the shelves. The north intermediate tread moves
  with the platform, retaining **two six-inch rises** and the eighteen-inch strip
  in front of the rear seats. About **213 sq ft of connected level floor** remains
  before crash-pad installation. The provisional crash-pad area overlaps this
  floor and the existing **42-inch hall-to-patio route**; their coexistence
  remains unresolved. Platform structure, edge treatment, lighting and final
  sightlines remain to be detailed.
- **Living:** one large **L-shaped sectional**, **14½ ft along the south side**
  with its west end returning north; overall **14½ × 9½ ft**, **42 inches deep**.
  The return faces east toward the exterior window and joins the south run
  without a dividing arm. **South-wall bookshelves and separate lounge chairs
  are removed.** Bookshelves now span the **north wall**,
  **16 inches deep to the 12 ft ceiling**, served by a straight ceiling-guided
  ladder with a three-foot aisle in front. The west return is removed. A
  **54 × 30 inch coffee table** leaves 18 inches from the south sofa and 24 inches
  from the return. The former southwest wet bar is replaced by a compact half bath; see the current update above.
  A clear route passes around the sectional's north end toward the east window.
- **Daylight:** Family and Living each receive one **10 ft wide × 8 ft tall**
  window centered on the east wall, with **30-inch sill and 10½ ft head**.
  The existing covered east patio remains. The piano is toward the interior,
  away from this glazing; coordinate shades and HVAC outlets around it.
- **Sound:** soft furnishings, rugs and selected acoustic treatment are finish
  intent. Open hall connections transmit sound; these layouts do not claim
  acoustic isolation between the quiet Living room and the entertainment rooms.

The larger west garage door is now **18 ft wide × 11 ft high**, expanded only
north: the south jamb stays at y=88 ft, the north jamb moves from 104 to 106 ft.
This leaves **2 ft of solid wall before the northwest corner**, plus the existing
**2 ft pier between garage doors**. The 10 ft door, all three minivans, north
windows, spiral and its landings stay in place. The wider vehicle approach and
19-foot-wide provisional track envelope clear the spiral. Both northern minivan
bodies now fall within the opening span; swept driving paths and final header,
jamb, track and operator assemblies remain for detailed design.

Room recipes are `house/family-v16.json`, `house/game-v16.json` and
`house/living-v16.json`. All furniture uses the established gray dashed style;
hover descriptions, enlarged sheets, IFC, 3D and full-resolution PNG stay linked
to these sources. No new version was created.

## Bedroom and suite windows; Playroom patio doors — 2026-09-26

Continue in **v16**. Bedrooms 2–4 each have one **7 ft wide × 8 ft tall west
exterior window**, with a **30-inch sill and 10½ ft head**. Both side desks
and drawer pedestals are now removed. Retain the corner wardrobes, south
storage and bathroom-side bookshelves, which now extend from floor to ceiling.
The full seven-foot window has a **three-foot-deep clear floor approach**.
Select an operable unit with a suitable actual escape opening during window
selection. **No windows above the toilets:** those walls face West Hall, not outdoors.

Both suites now use **`suite-v16.json`**, still one mirrored template.
Each retains an **L-shaped counter: a 90-inch south run and a full exterior-wall
return to the shower, both 24 inches deep**. The two **21 × 13½ inch basins**
are on the south run, **36 inches apart on center**, shifted inward to clear the
return. Both counter runs have three-foot standing areas; each sink has 30 inches
of standing width. The exterior bathroom wall has a **5 ft wide × 6½ ft tall
privacy window**, with a **four-foot sill, twelve inches above the counter**.
The owner explicitly corrected the initial straight-counter proposal: retain
the return beneath the window. Each suite also has **two 6 × 8 ft
south windows**, centered south of the king bed and TV couch, with 30-inch sills.
All window heads are 10½ ft. Existing suite entrances and toilet closets remain.
The archived `suite-v13.json` is unchanged.

The Playroom has **6 ft wide × 8 ft high double doors**, centered on its east
wall at y=48 ft. Two 36-inch leaves swing east onto the covered patio, leaving
seven feet to the patio's outer edge and clearing its piers. The review menu now
includes **Playroom · covered patio doors**.

These are real hosted IFC openings, reflected in the plan, enlarged room views,
hover descriptions, 3D and full-resolution PNG. Window divisions and assemblies
remain schematic. The existing covered walks shade the glass; daylight performance,
actual escape openings, privacy glazing and structural headers remain for detailed
design. The three bedrooms remain identical and the suites remain mirrored.

## Kitchen/dining layout and three-minivan garage — 2026-09-26

Continue in **v16**. The owner replaced the F-250 with a third minivan; all
three now use the original **17 × 6½ × 6 ft** vehicle envelope. Two occupy
the northern 18-foot-door bay and the original remains inside the 10-foot door.
There are **three feet between the north and middle body envelopes**, and
three feet between the north vehicle and inside north wall. The spiral stair,
its entry landing and the mudroom door remain clear. The larger opening is now 18 feet, widened only north; both northern body
envelopes fit within its span. Mirrors, opening vehicle doors and swept turns
are not validated. The smaller opening, vehicle positions and storage stay in place. Two new **north garage windows**
exactly mirror the north kitchen windows across the house centerline: **8 ft and
10 ft wide**, both with **42-inch sills and 10½ ft heads**. Their spacing and
frame divisions are linked to the kitchen source through `house/garage-v16.json`.

The kitchen now uses a room-local recipe, `kitchen-v16.json`, within
its existing **35 × 30 ft room plus 24 × 6 ft dining leg**:

- **North cooking area:** 23 ft of **36-inch-deep counter**, a 48-inch cooking
  surface and a dedicated **60 × 36 inch hood allowance** for the previously
  requested powerful outdoor exhaust. Main cleanup sink and dishwasher sit
  under the north windows. A 66-inch east-wall baking counter is also 36 inches deep.
- **Prep island:** **12 × 4½ ft**, with a compact prep sink and **nine feet of
  uninterrupted worktop** beyond it. Back-to-back base storage; no island stools.
  The north cooking aisle is **48 inches**, and the west/east working aisles
  are **60 inches**. Cold-appliance single-door allowances leave a two-foot local gap to the island when open.
- **Interior appliance wall:** separate 36-inch all-freezer and all-refrigerator,
  with the retained three-foot landing counter between them. The oven is below
  the island’s south face. The existing pantry fridge/freezer and scullery
  equipment remain. Upper dish cabinets are now limited to the separate public-side
  bay south of the freezer; other counters remain open above.
- **Public family station:** **9½ ft × 30 inches**, at 34-inch height, with
  accessible cup/dish drawers, an **18-inch sink**, waste pull-out and drinks
  refrigerator. A 42-inch-high return wall separates it from prep space.
  Its four-foot standing area stays outside the through route.
- **Breakfast:** east-window banquette and **90 × 48 inch table**, for six;
  three banquette places and three loose chairs. There is 42 inches between
  the north end of the banquette and the baking counter.
- **Main dining:** explicitly **12 people**, at a **13 × 4½ ft table**: five
  along each long side and one at each end. Each long-side place has 31.2 inches
  of frontage; the south table edge is 57 inches from the wall.
- **Traffic:** full-height west arrival screen steers guests south from Entry.
  Both new kitchen partitions use the **gray dashed interior-partition style**,
  matching the office and suites; heavy black lines remain for concrete walls.
  A **48-inch route** continues through the fully open **six-foot-wide north end
  of East Hall, floor to ceiling**, outside the cooking area. Pantry and scullery door
  swings remain clear; the cooking area is accessible around both screen ends.
  The **six-foot east wall beside the dining leg is removed**, so East Hall
  also opens directly into dining. Its walls beside the rooms farther south remain.
- **Daylight:** five proposed north/east windows with **10½ ft heads**, modeled
  as real IFC windows in hosted wall openings. The existing **18 ft north
  canopy and 10 ft east portal** remain, so these windows are shaded. Final
  daylight performance, window assemblies and structural openings need further
  design; this proposal does not assume unshaded glass or add skylight shafts.

The kitchen layout is a reviewable proposal. Appliance selection, hood capacity,
duct termination beyond the covered walk, makeup air and pressure balance remain
for coordinated design under the recorded seven-zone HVAC direction. The hood
and the localized adult dish uppers are the only overhead elements above counters. Exact appliance operating
clearances must match the selected equipment.

Review has an enlarged **Kitchen Dining** sheet, updated **Garage** sheet,
hover descriptions and the regenerated full-resolution PNG download. Sources,
plan, real openings and 3D stay tied to the same model. Earlier versions remain archived.

### Kitchen planning references and drawing mechanism

[NKBA’s Kitchen Planning Guidelines](https://media.nkba.org/uploads/2022/05/Kitchen-Planning-Guidelines.pdf)
recommend keeping primary through-traffic out of the work triangle, at least
48-inch aisles for multiple cooks, and 44 inches from table edge to an obstruction
where people walk behind diners. Those recommendations inform the layout;
the document is planning guidance, not a current local-code sign-off.

[PNNL’s kitchen exhaust guide](https://basc.pnnl.gov/resource-guides/kitchen-exhaust-retrofit-duct-guide)
supports capture directly above the cooking surface and coordination of exhaust
with replacement air. The north-wall cooktop keeps the high-capacity hood out of
the island sightlines. The covered walk still needs to be considered when routing
the outdoor termination; no discharge location or airflow is fixed here.

`kitchen-v16.json` stores local furniture, partitions, daylight windows, a doorless
hall passage and clearances. The engine exports actual `IfcWindow` fillings and
hosted `IfcOpeningElement` voids, so the openings persist in elevations and 3D.
The kitchen route is an inspection/plan annotation, not a wall or floor feature.
`kitchen_checks.py` verifies aisle dimensions, chair/fixture conflicts, seating,
window hosting, the hall opening and garage parking envelopes after IFC export.

## Office courtyard windows and ladder parking — 2026-09-26

Continue in **v16**. Two matching **11 ft wide × 30 in tall** high windows flank
the office’s north courtyard door, with **8 ft sills and 10½ ft heads**. Each
has three panels. The pairs are symmetric about the door, with 18 inches of
wall beside each jamb and 30 inches at the room ends. These are real IFC
window openings above the existing desk/monitors and TV, not viewing windows.

North-wall library shelves are now **4 ft high × 16 in deep**; the TV, low media
console, north-facing nap sofa and coffee table remain. The far-right north
shelf is shortened by eleven inches to leave a clear ladder parking bay.
East bookshelves and south/east project cabinets retain their 12 ft height.

The ceiling guide follows the south storage and east angled bookshelf transition,
then runs **straight north to the wall**. Its north-wall return is removed.
The **20 in wide × 6 in deep** upright, floor-wheeled ladder is shown parked at
that end, clear of the low shelf and glazing. Rail height remains 11 ft 10½ in.

**No south office windows for now**, pending the owner’s facade-symmetry decision.
The existing courtyard covered walk remains; final glazing assemblies and shaded
daylight performance are not yet engineered. Review includes the updated Office
plan and a model-derived **Office · courtyard wall elevation**, showing sill,
ceiling, shelves, TV and the parked ladder. Hover notes, 3D and full-resolution
PNG are regenerated from the same source; other rooms remain unchanged.

## Office workspace, library and spiral attic access — 2026-09-26

Continue in **v16**. The office uses `office-v16.json`:

- **Northwest:** one continuous **30-inch-deep L-shaped desk**, with a 14½ ft
  north run and an extended west return meeting the rack. One central monitor
  bank and **only the center chair** remain. It faces the
  courtyard beneath the new high north windows.
- One **full-depth 42U server rack**, approximately **24 × 48 × 79 inches**,
  faces east, **against the west wall**, immediately north of the **42-inch
  kitchenette aisle**. The desk meets its north side. Reserve **six feet east**
  for pull-out servicing: rolling the rack three feet forward creates rear
  access while keeping three feet in front. Use suitable locking casters, cable
  slack and manufacturer-approved cooling; there is no permanent rear aisle.
- **Northeast:** a **9 ft × 42 inch nap sofa faces north** toward a centered
  north-wall TV. A **42 × 21 inch coffee table** leaves **18 inches** in front
  of the couch. Sixteen-inch-deep shelves flank the TV, now **four feet high**
  below the courtyard windows. East-wall bookshelves retain their 12-foot height;
  a low media cabinet occupies the TV bay. The far-right low shelf stops short
  of the parked ladder.
  The sofa/TV/table group retains its previously adjusted position; the
  small reading lamp beside the couch is removed.
- **Southwest:** private half bath with toilet, 4 ft vanity and linen cupboard;
  12 ft kitchenette counter outside the bathroom, with sink, coffee station,
  compact dishwasher, under-counter fridge and separate supply storage.
  A **42 × 18 inch guest bench**, with **coat and bag hooks above**, sits on
  the bathroom’s east face, just north of its door. It serves guests arriving
  through the south exterior double doors and has a three-foot clear approach.
- **Southeast:** 24½ linear ft of 24 inch deep, floor-to-ceiling project cabinets;
  two 6 × 3 ft workbenches, shown together as a 6 × 6 ft island.
- One integrated **vertical ladder on floor wheels** serves the **12-foot-tall**
  project cabinets and bookcases. Its **20-inch-wide × 6-inch-deep** footprint
  includes the wheels and upper carriage; it stays upright for travel and use.
  A **ceiling-mounted guide** runs along the south and east storage, centered
  **11 ft 10½ in** above the floor with short brackets to the 12-foot ceiling.
  The east guide now sits **3 inches** in front of both cabinet depths, rather
  than 15 inches out from the east bookshelves. Rounded bends follow the
  **angled southernmost bookshelf bay**, which transitions from the 24-inch
  cabinet front to the 16-inch bookshelves over a 22½-inch north–south bay.
  The east rail continues straight to the north wall with **no north-wall return**;
  the upright ladder parks there beside the shortened low north shelf, clear of
  the glazing. Hardware and anchorage remain a custom schematic design.
- Removed only the **36 ft primary / office / guest** dimensions and their
  associated arrows at the bottom. All other dimension indicators remain.
- A **6 ft central route** connects the existing courtyard and south doors.
  Bench aisles remain at least 3 ft and the kitchenette work aisle is 42 inches.

`attic-access-v16.json` replaces the long straight stair with a spiral:

- **7½ ft outside diameter**, centered at **x=27½, y=103¼ ft** along the north
  garage wall near the mudroom. **40½ inches clear radially** between the
  six-inch center post and outer handrail; this is a custom planning size.
- Enter from the south onto a **42 × 42 inch landing**, **one 7½-inch step up**
  from the garage. Then **18 equal 8¼-inch rises** and seventeen 30-degree
  wedge treads ascend counterclockwise through 510 degrees to the attic.
  The spiral flight rises **148½ inches** between landings; the initial step
  and landing avoid a single uninterrupted 156-inch flight.
- **8 ft diameter IFC floor opening**, with a real hosted void and three-inch
  radial allowance around the stair. The upper platform extends west through
  a protected **36-inch door** onto a level attic approach. Enclosure and top
  platform are overhead, shown on the attic sheet rather than the garage plan.
- Provisional stack remains **12 ft garage ceiling + 1 ft floor structure =
  attic floor +13 ft**, with **7 ft clear to +20 ft**. The full attic extends
  over house and garage, excluding the open court; only its local connection
  is modeled. Final structure sets the whole-house levels.
- The garage now contains three identical minivans, as recorded above. The
  spiral clears their body envelopes, the mudroom double-door swing and the
  shared 18-foot-door approach. The larger door is now widened to 18 feet. The stair lies
  beyond the garage-door track allowance; swept vehicle turns are not validated.
- Actual tread, landing and floor geometry yields **80½ inches minimum vertical
  headroom** above the raised entry, and **79½ inches** conservatively above
  the sloped tread-nosing line under the three-inch-deep top platform. Final
  structural depth must retain these clearances. A 24 × 36 inch person/box planning rectangle
  can rotate within the clear annulus; bulky loads will still be awkward on a spiral.
- Final stair fabrication, guards, opening structure, local approval, lighting
  and garage-separation assemblies remain to be coordinated.
- Review includes **Office**, **Garage**, **Attic stair arrival**, and a
  **model-derived spiral side elevation with a centerline floor cut**. The
  plan views have hover descriptions; the elevation is static.

### Planning references

The owner clarified that the ladder is vertical or near-vertical, guided by a
ceiling rail and supported on floor wheels. The current six-inch footprint and
ceiling guide depict that custom concept; the prior conventional leaning-ladder
reference does not specify this system. The angled bookshelf is part of the
measured model and appears consistently in plans, hover descriptions and 3D.

The [Salter sizing guide](https://www.salterspiralstair.com/resources/sizing-dimensions/)
shows how larger diameters increase usable walking width. The
[Custom Iron order guide](https://www.customiron.com/wp-content/uploads/2023/12/Spiral-Stairway-Order-Guide_v23b.pdf)
and [manufacturer FAQ](https://www.customiron.com/faq/) support custom sizing,
30-degree tread layouts and an opening larger than the stair. This proposal
uses those principles, not a selected catalog product. The raised entry
landing limits the main flight’s rise; manufacturer and local approval still
need to confirm the complete assembly and final floor levels.

[Georgia DCA](https://dca.georgia.gov/community-assistance/construction-codes/current-state-minimum-codes-construction)
identifies the 2024 IRC with 2026 Georgia amendments. Its
[amendment packet](https://dca.georgia.gov/document/document/irc-2026-amendment-packet-2024-edition/download)
informs the protected door and continuous garage/attic separation intent.
The model checks planning geometry, not permit compliance or structural design.

The rack allowance is rounded from the
[APC NetShelter SX AR3300 42U](https://www.se.com/us/en/product/AR3300/apc-netshelter-sx-server-rack-enclosure-42u-black-1991h-x-600w-x-1200d-mm/):
600 × 1200 × 1991 mm. It is a size reference, not a purchase selection.

## Mechanical planning update — 2026-09-26

The owner now specifies **seven zones, each with its own HVAC system**, with
the same zoning for fresh-air intake and all other HVAC functions. The zones
are garage/mudroom/laundry; Bedrooms 2–4; master suite; office; guest suite;
Living/Playroom/Family; and kitchen/scullery/pantry. The above-cooktop kitchen hood
must provide extremely powerful capture and outdoor exhaust for heavy frying
and smoky cooking. Full intent and open sizing details are recorded in
[BRIEFING.md](../BRIEFING.md) and [DETAILS.md](../DETAILS.md#7-hvac-and-air--current-direction).
This updates the mechanical notes within v16; no mechanical geometry or
equipment selection is represented by this note.

## Identical Bedrooms 2, 3 and 4

All three 24 × 16 ft rooms derive from one shared room-local template,
`bedroom-v16.json`. They have identical orientation and dimensions; only the
north–south placement changes. Their nominal area includes the bathroom.

- **North wall:** one 16½ ft wide integrated unit, with two 7 × 4 ft loft bays
  and compact shared steps between them. Each sleeping place uses a **39 × 75
  inch twin mattress**, with its long axis east–west and feet toward the steps.
- **Below each bed:** a **72 × 30 inch desk**, 30 inches high, with an 18 inch
  drawer pedestal and 54 inch knee opening. Shallow bookshelves sit above the
  desktop. The underside of each bed deck is 60 inches above the floor; the
  mattress support is 63 inches high. A 6 inch mattress is illustrated.
- **Compact bunk steps:** **24 inches clear** between side panels, **seven
  9 inch rises** to the bed deck and **six 8½ inch treads**. The steps rise north
  within a 30 inch overall module and project only **6 inches beyond the south
  edge of the beds**, compared with 71 inches previously. The uppermost tread
  sits 9 inches below the decks, close to the north wall, and widens to meet
  both bed edges directly. It keeps normal tread depth; **there is no landing**.
  These are custom furniture steps, as the owner requested. Their approach
  remains 36 × 36 inches, while the steps themselves are 24 inches clear.
- **Southeast bathroom:** **10½ × 7½ ft clear** between provisional wall faces,
  a **5 × 4 ft walk-in shower** with a 36 inch entrance, a **6 ft single vanity**,
  toilet facing west with **36 × 36 inches clear in front**, and an **18 inch
  wide × 24 inch deep floor-to-ceiling towel/supply cabinet**. The vanity and
  linen cabinet run along the west wall. A **36 inch north-wall pocket door**
  slides east, avoiding a door swing in the bedroom passage. Shower plumbing
  moves to the east wall to keep it out of the door pocket.
- **Wider passage:** the bathroom is **two feet shorter north–south**, with its
  width increased two feet to retain generous fixtures. Its area is almost
  unchanged: 78¾ sq ft clear versus 80¾ previously. The gap between the bath's
  bedroom-side north face and the south edge of the beds is now **44.4 inches**,
  up from **20.4 inches**. The drawing dimensions and checks use wall faces.
- **Side desks removed:** the west window desk and opposite bathroom-side desk,
  including both drawer pedestals, are removed. The **45.6-inch-long × 12-inch-deep
  bookshelves** on the bathroom side now run **from floor to the twelve-foot
  ceiling**. Both six-foot desks beneath the lofts remain.
- **Corner storage:** inward-facing L-shaped hanging wardrobes retain their
  two-foot-deep legs, joined to the south-wall **four-foot dresser** and
  **29.4-inch toy cupboard**. The separate **five-foot entry cupboard** remains.
- **Circulation and play:** a clear **11.45 × 4 ft** rectangle spans the former
  side-desk area, alongside the existing floor toward the lofts. Shelves have
  a three-foot approach, and the entire seven-foot west window has three feet
  of clear floor in front. Hall and bathroom doors retain their clear approaches;
  the selected window's actual operable escape opening remains to be verified.

The room sheets retain the established dashed built-in style. The review menu
includes all three bedrooms and **Shared loft beds · front elevation**, projected
from the same IFC geometry. Hover inspection is available on the room plans;
the loft elevation is a static sheet.

The loft assembly is a furniture concept, not a fabrication design. The bed
scale was checked against [Maxtrix's twin study loft](https://www.maxtrixkids.com/products/high-study-loft-bed-with-corner-desk?variant=49329668882625),
which combines an elevated twin bed with workspace below. The custom combined
unit here uses one compact central set of furniture steps.
[CPSC's bunk-bed guidance](https://www.cpsc.gov/Business--Manufacturing/Business-Education/Business-Guidance/Bunk-Beds)
applies to elevated mattress foundations, including this loft concept: coordinate
guardrails, the bed-access openings, mattress limits, entrapment protection,
structural connections and anchorage in the furniture design. Guards are shown
15 inches above the illustrated mattress; that dimension alone is not a safety
certification. CPSC's [upper-bunk age guidance](https://www.cpsc.gov/Newsroom/News-Releases/2000/CPSC-Issues-Federal-Safety-Standard-for-Bunk-Beds)
is for children six and older.

The two **security** words beside the breezeway end doors are removed; their
13 ft clear-width notes remain. **West Hall** is centered at y = 51 ft, matching
East Hall and the courtyard double doors. Door geometry is unchanged there.

## Mudroom cleanup bathroom

The owner's clarification defines this room as a **washable bathroom for dirty
children, gardening and outdoor cleanup**. It needs a shower, toilet and deep
utility sink, plus changing and storage amenities. The previous long bench and
coat/gear cupboards are replaced. The room remains 12 × 10 ft nominal, entered
only from the garage through the existing centered double doors. All other v15
service-room arrangements and connections remain unchanged.

## Research and how it informed the plan

Two particularly relevant precedents are:

- [Powell Construction's working-farm mudroom](https://www.powellconstruction.com/portfolio/bathrooms/traditional-farmhouse-baths-and-mudroom/): a room beside the garage with orchard access, an expanded walk-in cleanup shower and a commercial utility sink. This is the closest functional match; it supports combining bathing with rugged outdoor-work cleanup.
- [Christie Architecture's Riverview remodel](https://www.christiearchitecture.com/projects/mid-century-home-remodel-riverview-mid-century/): garage access directly into a durable mudroom with a utility sink for washing outdoor gear and a hanging area for drip drying. Here, a separate floor-level shower handles children while the deep sink handles tools, boots and hand washing.

These are functional precedents, not finish palettes to copy. This proposal
uses a fully washable wet-room specification suited to the owner's request.

## Arrangement

Coordinates below use the room's southwest nominal corner as the origin.
The provisional inside faces are x = 0.25–11.75 and y = 0.25–9.5 ft.

The room closes for privacy using the existing door pair. Specify opaque,
splash-resistant room-side door surfaces and suitable privacy hardware;
coordinate the garage separation, jambs and threshold with the wet-room detail.
No additional door into the Walk or to the exterior is added.

The utility fixture remains an allowance rather than a selected product.
[Advance Tabco's large utility-basin specification](https://advancetabco.com/specs/supersize_sink.pdf)
shows stainless bowls available at this depth and scale. Confirm the final rim,
brackets, mounting loads and faucet reach together before cabinet/plumbing
fabrication. The toilet likewise needs a coordinated bowl/carrier selection
with front access for maintenance.

Fixture approaches exceed the 30 inch front-clearance recommendation in
[NKBA's published bathroom planning guidance](https://media.nkba.org/uploads/2022/05/Bath-Planning-Guidelines.pdf).
That document is a planning reference, not a determination of local code
compliance or an accessible-bathroom certification.

## Make it rinseable

The finish and drainage requirements are part of the design, not merely a
tile color choice:

1. **Continuous waterproof assembly:** waterproof the whole floor and room
   walls, with sealed penetrations and a protected doorway. Tile all walls to
   the ceiling, and tile the shower ceiling on a suitable supported assembly.
   Tile and grout alone are not waterproof; the underlying system and drain

2. **Floor falls and water containment:** coordinate slab recesses, falls to
   the two drains and threshold elevations so rinse water stays out of the
   garage. These slopes are design intent; the current IFC shows flat planning
   surfaces rather than a finished drainage-level model. Schluter also calls
   out protection at doorways in floor-level shower rooms.

3. **Cleanable surfaces:** specify porcelain floor tile suitable for wet,
   barefoot use, with a texture that offers grip without trapping dirt; smooth
   wall tile; coved floor/wall junctions; and epoxy grout. Preserve required
   movement joints. [Schluter's coved-profile system](https://eu.schluter.com/en-GB/movement-joints-cove-shaped-profiles-280/e/15285/dilex-ehk)
   supports cleanable inside corners; [LATICRETE's epoxy-grout guidance](https://www.laticrete.com/support-and-training/downloads-and-faq/faqs/planning-a-job/spectralock-grout)
   supports stain resistance and low-maintenance joints.
4. **Washable equipment:** use stainless steel, vitreous china and solid
   nonabsorbent bench/cabinet materials such as HDPE. Keep fixtures off the
   floor where practical and make bins/trays removable. Retain grit baskets
   and accessible drain strainers. Provide trap-seal protection for the room
   drain, which may be used less often than the shower.

5. **Safe water and dry-out:** temperature-limited shower and rinse supplies,
   suitable hose backflow protection, wet-location fittings, and exterior
   exhaust. [Watts' hose-connection guidance](https://www.watts.ca/products/plumbing-flow-control-solutions/backflow-preventers/vacuum-breakers/8)
   explains protection against backsiphonage. [HVI's bathroom ventilation guidance](https://www.hvi.org/resources/publications/bathroom-exhaust-fans/)
   notes that higher ceilings may need additional ventilation. Size the fan
   for the 12 ft ceiling and actual wet use, and provide clean replacement air
   through the mechanical design, **not from the garage**.

The room is planned for normal showering and gentle rinsing. Plumbing routes,
waterproofing build-ups, final drain elevations, fixture selections and airflow
remain to be coordinated before construction.

## Files, review and validation

Authoritative sources: `v16.json`, `fitout-v16.json`,
`element-notes-v16.json`, `bedroom-v16.json`, `office-v16.json`,
`attic-access-v16.json`, `kitchen-v16.json`, `garage-v16.json`,
`suite-v16.json`, `family-v16.json`, `game-v16.json`, `living-v16.json`
and `styles.json`. The archived `suite-v13.json` stays unchanged.
The scullery and laundry entries in the new fit-out file are unchanged from
v14/v15. All previous v12–v15 sources, reviews and exports are preserved and
checked against their hash manifests.

The full plan retains the dashed furniture style. The enlarged mudroom sheet
shows fixture labels and toilet clearance; hover or click/tap for deeper
fixture and finish descriptions, including the wet-room floor and shower
ceiling. The IFC includes sanitary fixtures, drains, shower partitions,
ceiling exhaust and floor/ceiling finish elements. The ceiling finish is omitted
from the roofless 3D image so the room remains visible.

The geometric audit covers revision scope, fixture containment, sanitary
fixture types, shower entry, utility basin depth, toilet/bench/sink approaches,
continuous circulation, floor access, drains, finish intent, IFC validity and
archive preservation. See [validation results](output/v16/validation.json).
The browser checks include the new sink, toilet, shower, folding seat,
changing area and finish descriptions as well as the previous inspection
features. The bedroom audit additionally checks identical translated geometry,
fixture containment, all operating clearances, door swings, twin/desk dimensions,
stair geometry, full-height storage and the requested label edits.
The compact-step revision also checks the stair projection, direct bed-to-tread
contact, absence of a landing, and increased bath-to-bed gap. Clearance checks
include both furniture and the actual wall faces, with door openings subtracted.
The plan, room sheets, loft elevation and whole-house 3D export are regenerated
from the same model. The compact-step revision passed **57 model/IFC/archive
checks**, **44 browser checks** and **3 appliance-edit regression tests**.
Continue in v16, as explicitly requested by the owner; keep v12–v15 archived.

The owner requested no subtitle beneath the Courtyard House title, in this or
future revisions. The drawing, review and 3D title retain the house name and version only.

Validation for the revised bedroom storage, deeper office bookshelves and
guest-entry bench is recorded in `output/v16/validation.json`. It checks matching
bedroom geometry, removed side desks, full-height bookshelves, retained storage
access, clear full-window approaches, all room circulation, 16-inch library depths, corner
joins, ladder travel and clear office doorways. Browser checks include the
retained bookshelves and absence of side desks, guest bench and coat hooks, and the PNG download.
The immediate pre-edit comparison is recorded in
[iteration preservation](output/v16/iteration-preservation.json).

The previous bedroom/office iteration passed **128 model/IFC/archive checks**,
**76 browser checks** and **3 regression tests**. Current validation
and the immediate pre-edit preservation comparison are recorded in the linked
JSON reports above.

The current review includes a **Download full-resolution PNG** button. It saves
the complete current floor plan as `plan-v16-full-resolution.png`, rendered
directly from the measured figure at **600 DPI** on each full build
(**10,381 × 10,272 pixels**). The normal
preview stays smaller for responsive viewing; this export is not an upscaled preview.

Previous kitchen/garage result: **165 model/IFC/archive checks**, **103 browser
checks**, and **3 appliance-edit regression tests** pass. The immediate pre-edit
comparison preserves **810 elements**, with **99 changed or added elements**
confined to kitchen/dining, garage vehicles/windows, the requested hall opening
and wall removal, and their annotations. The comparison includes mesh volume,
so the new window voids are checked even where wall plan footprints are unchanged.
V12–v15 inputs and exports remain byte-for-byte intact. Full-resolution PNG,
vector exports, IFC, hover data and the whole-house 3D view are current.

Previous window/door iteration, including the restored suite counter returns:
**197 model/IFC/archive checks**, **120 browser checks**, and **3 appliance-edit
regression tests** pass. The immediate pre-edit comparison preserves **888
elements**, with **42 changed or added elements** confined to the requested
bedroom shelving/windows, suite counters/windows, Playroom patio doors and their
annotations/host openings. No toilet-to-hall windows were added. The browser
checks cover each new window and basin, the Playroom doors, removed upper shelving
and an actual full-resolution PNG download. The plan, IFC, vector sheets, 3D
and local review are current; v12–v15 remain byte-for-byte preserved.

Piano references: [Yamaha C6 specifications](https://jp.yamaha.com/products/musical_instruments/pianos/grand_pianos/c6m/specs.html)
provide the 154 × 212 × 102 cm envelope. [Yamaha’s room-placement guidance](https://hub.yamaha.com/pianos/p-how-to/whats-the-best-piano-for-your-room/)
informs keeping the instrument away from direct sun and air outlets and allowing
bench space beyond the keyboard. The curved outline is a scaled schematic, not
a manufacturer CAD model. The proposed furnishings are planning envelopes.

Previous east-room / garage-door iteration: **232 model/IFC/archive checks**,
**153 browser checks**, and **3 appliance-edit regression tests** pass. The
immediate pre-edit comparison preserves **914 elements**, with **77 changed
or added elements** confined to the three room layouts/openings, room labels,
18-foot garage opening and associated track envelope. Existing suite counters,
bedrooms, office, kitchen, parking, stair and archived v12–v15 files remain.
The browser checks exercise each room’s furnishings, hall openings, east windows,
the widened door’s 216-inch tooltip dimension, and a real PNG download.

Validation for the office courtyard-window iteration: **236 model/IFC/archive
checks**, **158 browser checks** and **3 appliance-edit regression tests** pass.
The office checks cover symmetric high glazing, furniture clearance in elevation,
lower north cases, parked-ladder fit and full south/east rail travel. The browser
checks exercise both window tooltips, the new elevation and the actual PNG
button download. An immediate before/after IFC audit preserves **983 elements**;
only 14 office elements or their window host changed or were added. The audit is
`output/v16/iteration-preservation.json`. Full plan, enlarged Office, interior
north-wall elevation, 3D and 600-DPI PNG all come from the refreshed model.

Office desk update (v16): remove the cupboards above the desk’s west return.
Keep the continuous desk open above; kitchenette upper cabinets remain.
The desk-cupboard removal passed all 236 model/IFC/archive checks. An immediate
IFC comparison confirms that only that cupboard assembly was removed; 996
other elements are unchanged. Plan, 3D, hover data and full-resolution PNG
have been rebuilt.

Office desk height (v16): the finished top surface of both runs of the
L-shaped desk is **28 inches above finished floor**. Depth remains 30 inches.

Entrance-door swings (v16): the owner approved inward swings for four pairs:
Walk opens west into Walk; Entry opens east into Entry; office courtyard doors
open south into the office; office south exterior doors open north into the
office. Retain the six-foot openings and their positions. All other double-door
swings retain their existing directions, including both courtyard hall pairs,
suite and Playroom patio pairs, service-room pairs and breezeway end pairs.
The entrance-swing update passes all 236 model/IFC/archive checks. The four
new sweeps clear modeled furnishings and piers and sit within their destination
rooms. An immediate IFC comparison confirms exactly four doors changed and
992 other elements are preserved. The review, hover descriptions, 3D and
full-resolution PNG have been regenerated.

The previous active-play Playroom and Living refinement passed **236 model/IFC/archive
checks**, **156 browser checks** and the **3 appliance-edit regression tests**.
That Playroom layout had three compact floor seats, a nominal 43-inch TV and **10 ft of
18-inch-deep toy storage reaching the 12 ft ceiling**, retained at the northeast
end of the north wall. Its connected open-floor allowance is **289.125 sq ft**,
including circulation. Living's separate reading chair, footstool and both
northwest bookshelf runs are removed. The immediate pre-edit IFC audit preserves
**970 elements**; **29 changed, added or removed elements** are confined to
Playroom/Living furnishings, labels and clearance zones. All other rooms and all
doors, walls and windows are unchanged. Browser checks verify current room
tooltips and the exact full-resolution PNG download. See the linked validation
and iteration-preservation reports above. All views have been regenerated.

The room is now named **Playroom** throughout the current drawings, review,
hover descriptions and project notes, including HVAC zone 6. The display name
is stored in `presentation.room_names` and exported as the IFC space's long
name; existing internal element IDs remain stable. The rename passes all
**236 model checks** and **156 browser checks**, including the PNG download.
The immediate comparison confirms that only two labels and the room's long
name changed; all geometry is preserved. V16 remains current.


Previous theater / library / diagonal-piano refinement: **242 model/IFC/archive
checks**, **163 browser checks**, and **3 appliance-edit regression tests** pass.
The model verifies both seating elevations, the two equal six-inch access rises,
the storage aisle and connected level play floor, plus the piano's rotated C6
envelope, bench and playing space. Browser checks cover all six seats, platform,
access step, enlarged TV, moved storage, piano and living furnishings, and the
actual full-resolution PNG download. The immediate pre-edit IFC comparison
preserves **956 elements**; **46 changed, added or removed elements** are confined
to these three rooms' furnishings, labels and clearance zones. All room walls,
windows and doors remain unchanged; v12–v15 archives remain byte-for-byte intact.
The measured plan, room sheets, IFC, whole-house 3D and 600-DPI PNG are current.


Previous compact-theater refinement: **242 model/IFC/archive checks** and
**164 browser checks** pass. Both seating rows move twenty-seven inches west;
the peninsula moves fifty-seven inches west after eliminating the thirty-inch
rear aisle. Its east shelf approach is 31½ inches clear, the recentered couch
fits, and the hall-to-patio route remains unobstructed. The connected level-floor
allowance is **227.5625 sq ft**, including storage access and circulation.
The immediate IFC comparison preserves **978 elements**, with **19 changes**
confined to Playroom furnishings, labels and clearances. All other rooms and all
walls, doors and windows remain unchanged. Plan, room details, hover notes, IFC,
3D and the full-resolution PNG download are regenerated; v16 remains current.


Previous single pantry-ladder refinement: **249 model/IFC/archive checks**, **167 browser
checks** and **3 appliance-edit regression tests** pass. Checks include the actual
ladder footprint swept through both straight runs and the northwest curve,
eastern parking, floor wheels, ceiling support, clear appliance-door sweeps and
41¼-inch parked aisle. The browser verifies the track/ladder hover descriptions,
one Pantry entry in the view selector, and the exact full-resolution PNG download.
The immediate IFC comparison preserves **996 elements**, with only **six additions
or changes**: rail, brackets, ladder, two pantry detail labels and the revised
clearance annotation. Existing counters, appliances, walls, doors and the office
ladder are unchanged. The plan, enlarged Pantry, IFC, 3D and PNG are regenerated.


Current two-ladder pantry refinement: **257 model/IFC/archive checks**, **169
browser checks** and **3 appliance-edit regression tests** pass. Both guides are
straight, with separate travel envelopes; the parked ladders reach the east and
north walls with three-quarter-inch end allowances. Checks confirm the northeast
return cutback, 10½-inch north parking slot, complete ladder travel, clear
appliance-door sweeps and restored 49½-inch aisle. Hover checks cover both guides
and ladders, and the full-resolution PNG download. The immediate IFC comparison
preserves **994 elements**; **15 additions, removals or changes** are confined to
pantry ladder assemblies, the north/west counter group, labels and aisle annotation.
Pantry appliances, southeast counters, office ladder and all other physical
geometry remain unchanged. All views are regenerated within v16.


Current living-ladder / full-height-climbing update: **262 model/IFC/archive
checks**, **174 browser checks**, and **3 appliance-edit regression tests** pass.
The immediate-baseline IFC audit preserves **997 elements**; **17 changes,
additions or removals** are limited to the north climbing surface, explicitly
unresolved pad outline, affected annotations, west living bookcase removal and
north living ladder assembly. Every existing Playroom furnishing, platform,
step, storage unit and opening retains its geometry. The checks verify that
the pad conflicts are disclosed; they do **not** approve pad adequacy or climbing
safety. Living ladder travel and the three-foot approach are checked for
interference. Hover notes and the exact full-resolution PNG download are tested.

Current island-oven / separate-cold-appliance update (2026-09-27): **268
model/IFC/archive checks**, **178 browser checks**, and **3 appliance-edit
regression tests** pass. An immediate-baseline IFC comparison preserves
**1,004 elements**, with **14 changes or additions** confined to the kitchen
appliances, island south base storage, labels and appliance operating allowances.
The original island worktop, sink, north storage, other kitchen furnishings,
all walls/openings and every other room are unchanged. The oven fits below
the top without intersecting storage or plumbing; its door and loading area
fit the existing south approach. The larger refrigerator/freezer operating
allowances are disjoint from each other, the oven and guest route. Browser
checks cover the new appliances, loading zones and exact full-resolution PNG
download. The generated plan, room details, IFC, 3D and review are current.

### Validation for the 2026-09-28 update

278 model checks, 185 browser checks and three appliance-edit regression tests pass.
The preservation audit confirms 1,008 existing elements unchanged, with all 35
added, removed or changed elements confined to the half bath, cargo lift and
three garage labels. Playroom physical geometry is unchanged; its flooring
requirement is recorded in notes and hover descriptions. The full-resolution
PNG, IFC, 3D, room sheets and review are regenerated. See

The D Series lists carriages up to six feet square and loads up to 4,000 pounds, but is **not** a selected product or evidence it fits this ceiling-stowed installation.
- [BILCO equipment roof hatches](https://www.bilco.com/SCResult/equipment-access-doors-4353): custom openings can support equipment replacement. A hatch provides an opening, not the lifting mechanism; neither is selected here.
